Updating and refurbishing was top of the agenda when we set about unlocking this property’s potential in 2009. A listed Grade 2 building within the Chelsea Conservation area, it was somewhat tired after being tenanted for the previous 15 years. And the rabbit warren of small rooms made the flat feel severely claustrophobic, even with 1,054 sq ft.
Our architect’s design removed the corridor around the central stairwell. He also gave the property a large reception space and open-plan kitchen, as well as three enlarged bedrooms – maximising the available light and space.
Once our plans were agreed, the project team took six months to bring the design to life, on time and on budget. Its modern layout and polished finish are fine examples of the standards we demand in our work. They also made a big impact on our buyers, leading to a £220,323 profit on the project and a 25% ROI.
